ALAND unveils vibrant new retail precinct in Merrylands

Merrylands CBD is set to be a thriving lifestyle destination and a centre of community activity with the announcement that all of the retail spaces at The Gladstone Village, ALAND’s latest mixed-use development, have been fully leased or sold after being on the market for less than six months.

Several businesses, including Granata’s Italian restaurant, Desi Cutz barber, a modern fitness centre, Mini Masterminds childcare centre and a local grocer’s shop, seized the opportunity to be part of this village ahead of its expected completion in 2024. Retailers will occupy both the ground floor and level 1 of The Gladstone Village, with spaces ranging from 95sqm to 1,100sqm.

The new retail precinct forms part of the leading developer’s $800 million masterplanned community which is transforming the Western Sydney suburb of Merrylands.

On completion, ALAND’s 2.5ha masterplanned precinct will deliver 1,100 residential apartments across multiple buildings and publicly accessible amenities, all located around an expansive central parkland and a collection of green communal spaces.

ALAND Chief Executive Officer George Tadrosse says the retail component of The Gladstone Village precinct will be a welcome addition to the services and eating options that already exist in Merrylands.

“We envisage that the retail offering at The Gladstone Village will be a drawcard for residents and non-residents alike. Whether you need a quick coffee, want to get fit, drop the kids at childcare or buy some fresh ingredients for the evening meal, it’s all right here in one place,” said Mr Tadrosse.

ALAND Development Project Manager Monique Hrsto says ALAND designed these spaces to be suitable for a variety of businesses that should thrive in Merrylands’ new vibrant community atmosphere.

“We saw a huge demand for these spaces from retailers attracted by the masterplanned community which has the potential to have up to 3,000 residents living there once it’s completed. The area is highly activated thanks to its proximity to Stockland Shopping Centre and the train station and bus interchange,” said Ms Hrsto.

“We’ve carefully selected a range of tenants that we believe will create an exciting retail precinct that offers a mix of hospitality, shopping options and essential services that people are looking for.”

Five minutes by car from Parramatta CBD, The Gladstone Village benefits from its proximity to one of Sydney’s major economic hubs. The development is also strategically positioned 150 metres from Merrylands Station, providing easy access to public transport for both tenants and customers.

The Greater Western Sydney region is experiencing significant population growth with the number of people living in the region expected to reach 276,000 by 2036. The federal and state governments have earmarked $4.4 billion for new infrastructure, including the redevelopment of Merrylands Civic Square.

ALAND has indicated that it will continue to focus on mixed-use lifestyle destinations such as The Gladstone Village over the next few years. Its current portfolio includes Archibald by ALAND on the Central Coast and Paramount on Parkes in Harris Park.
