Leading Sydney developer ALAND has been given the go-ahead for its transformational $400 million mixed-use project to create a new gateway to Campbelltown.

Following a 12-month assessment, the project at 22 Queen Street was approved by the Regional Planning Panel earlier this month, clearing the way for construction to start next year.

The project will comprise 558 apartments, spread across five buildings. The 2.05-hectare site is currently run-down and under-utilised. Once completed, the new development will create a lifestyle precinct with both retail and green amenity for residents and the broader community; more than 35% of the site will be dedicated to open spaces.

ALAND CEO George Tadrosse says the whole ALAND team is excited that the project has been approved and is looking forward to starting construction.

“ALAND has an excellent track record when it comes to revitalising derelict and unused sites and building award-winning mixed-use developments. The Queen Street site presented us with a unique opportunity to create a vibrant, community-centric development, to act as a gateway to Campbelltown CBD,” he said.

“The current site has been abandoned for many years and the community is ready for new shopping experiences, eateries and much-needed housing within walking distance from public transport.”

Mr Tadrosse says that while working through the assessment process, ALAND agreed to make several changes to the development. These include a 2.5m wide cycle path along the Queen Street frontage, better connection points for future site access to neighbouring properties, and design changes to the façade.

“This development will be the catalyst for the re-development of the north-eastern end of Queen Street, and flow through to the Campbelltown CBD, aligning with the strategic plans council has envisioned for the city,” Mr Tadrosse said. “The construction and operational phases of the development will provide new jobs for the Macarthur region as well as a brand new Eat Street retail dining precinct.

“Campbelltown is an obvious choice for a project of this scale being a satellite city with great affordability and transport systems. Future residents will have access to Western Sydney University, Macarthur Square, Campbelltown Mall and Campbelltown Hospital, which is currently undergoing a $600 million upgrade.”

Mr Tadrosse says now that the Queen Street project has been approved, ALAND will be working through the certification process and plans to start construction next year.
