Final stage revealed for $800 million The Gladstone Village

Leading developer and builder, ALAND, has submitted plans for the third and final stage of its $800 million masterplanned precinct, The Gladstone Village, delivering a vibrant community to the suburb of Merrylands, in Sydney’s west.

Upon completion, ALAND’s 2.5 ha masterplanned precinct will provide 1,100 residential apartments in multiple buildings, as well as a variety of retail amenities surrounding a large central park.

With the assistance of top tier consultants, PTW Architects, Land & Form Studio Landscape Architects, and Think Planning, ALAND proposes to build 310 residential apartments and four retail spaces across three buildings ranging in height from 12 to 16 storeys.

ALAND Senior Development Manager Anas Rahhal said that stages two and three were designed simultaneously to achieve the best urban design outcome.

“We were fortunate to continue working with our leading design team to develop the design for stage three of The Gladstone Village. With these schemes we set out to sculpt best in class tower design striking a fine balance between aesthetics, durability, end user affordability and amenity,” says Mr Rahhal.

“The result is a family of towers unique in their own identity. Through a mix of brick, precast concrete, filigree metallic elements of warm bronze and pale gold fused in curved modulation, we are eager to deliver a development of this calibre to Merrylands.”

Each building will include generous resident-exclusive rooftop spaces complete with infinity viewing decks, tranquil garden sanctuaries, flexible lawn, BBQ pavilion spaces and an outdoor cinema.

In future and in addition to the residential and retail offerings of this scheme, this precinct is set to deliver over 2,500sqm of open space, including the delivery of the largest public park in the Merrylands town centre.

According to Ryan Lane, Head of Development for ALAND, the inclusion of the public domain in the third stage completes the vision for Merrylands’ masterplanned precinct.

“This final stage will round off a transformational project to the north-eastern edge of the Merrylands town centre,” says Mr Hrsto.

“With the delivery of multiple parks, future road and cycleways and enhanced walkable connections and activated streetscapes, The Gladstone Village will become a vibrant public realm for all ages.”

Construction on Quartz, the first phase of the Gladstone Village at 224-240 Pitt Street, is currently underway, and it is expected to be completed by the end of 2023.
