High demand for ALAND’s affordable luxury apartments in St Marys

Leading Sydney developer ALAND has sold out an impressive 80% of its St Marys Development ‘Carson on the Park’ with construction expected to complete by the end of 2023.

A total of 231 apartments have already been snapped up with investors and first home buyers accounting for a significant portion of the sales.

The $170 million project sits on a one-hectare site in the heart of St Marys town centre, comprising 289 one, two and three-bedroom apartments across four eight-storey buildings with prices starting from $495,000 for a one-bedroom, $585,000 for a two-bedroom and $697,000 for three-bedroom apartments.

ALAND CEO George Tadrosse says he is delighted with the enthusiasm towards the project which is the first major project of its kind and calibre in the growing St Marys region.

“We are thrilled with the overwhelming response to Carson on the Park which has attracted a lot of attention from investors and first home buyers for its luxury affordable offering in a future growth centre,” says Mr Tadrosse.

“St Marys is expected to undergo a big transformation with several major infrastructure projects across civic facilities, health, retail, and transport, including the highly anticipated Western Sydney International Airport, all due to be completed within the next few years.”

“We’re seeing many investors and first home buyers eager to secure a spot in this unique development before the area starts to rapidly grow.”

The project’s success comes as a recent report by the National Housing Finance and Investment Corporation (NHFIC) highlights the challenges of housing supply in NSW, with increased demand for affordable housing options and rental properties.

ALAND Founder and Director Andrew Hrsto says that while it’s a challenged environment for the industry, ALAND is in a strong position to stay on track with its project pipeline.

“As a Developer Builder, we are better equipped to be able to manage the various pressures at play and keep moving ahead. We are committed to delivering quality affordable stock to the market and meet the demand,” says Mr Hrsto.

“We understand the urgency of the housing crisis in NSW and, where possible, have taken a proactive approach to accelerate our developments to help address this issue.”

ALAND has over 1,300 apartments under construction this year in key growth areas such as Merrylands, Gosford, Campbelltown, and Schofields with 652 apartment units expected to be completed in the second half of 2023 and progressing the planning of a further 6,500 homes.

Carson on the Park is located at 12 Carson Lane, St Marys and is close to St Marys Village Shopping Centre and the popular 18-hole Dunheved Golf Club as well as an abundance of schools, shopping and medical facilities. The apartments will take in sweeping district views and vistas across the neighbouring parklands.

Residents will have access to communal outdoor spaces with barbecue areas and a children’s playground. Each apartment will have a spacious balcony or courtyard with state-of-the-art kitchens fitted with Fisher and Paykel appliances and stone benchtops.
