Terms and Conditions

1. Aland Realty Pty Ltd (Promoter) has recently introduced the:
a. Paramount on Parkes rent free Incentive promotion (Rent Free Promotion);
b. Paramount on Parkes free utilities promotion (Utilities Promotion); and
c. Paramount on Parkes moving assistance promotion (Moving Assistance Promotion).

2. The Rent Free Promotion, Utilities Promotion, and the Moving Assistance Promotion will run for a limited time.

3. The Rent Free Promotion commences at 9am on 17 December 2024 and ends at 5pm 3 February 2025 (Rent Free Promotion Period).

4. The Utilities Promotion commences at 9am on 17 December 2024 and ends at 5pm 3 February 2025 (or whenever those promotions are rescinded by the applicable providers set out herein, whichever is the earlier) (Utilities Promotion Period).

5. The Moving Assistance Promotion commences at 9am on 17 December 2024 and ends at 5pm 3 February 2025 (Moving Assistance Promotion Period).

Rent Free Promotion

5. Under the Rent Free Promotion, subject always to these terms and conditions, the Promoter will ensure that eligible tenants (Renters) who enter into a residential tenancy agreement at Paramount on Parkes (Rental Premises), 14-20 Parkes Street, Harris Park NSW 2150 (Agreement) with Parkes 88 Pty Ltd as trustee for the Parkes 88 Unit Trust (Landlord) during the Rent Free Promotion Period, and comply with same, will receive a period of two (2) weeks of free rent for their Rental Premises (Rent Incentive).

Utilities Promotion

6. Under the Utilities Promotion, subject always to these terms and conditions, a related entity of the Promoter has arranged for Energy Locals Pty Ltd to provide eligible Renters with:

a. either 3,000 kilowatt-hours (kWh) of electricity or a whole year of electricity for free; and
b. no daily supply charges for gas or hot water for a whole year*, for the applicable Rental Premises, for Renters who enter into a residential tenancy agreement for the Rental Premises under an Agreement with the Landlord during the Utilities Promotion Period for a period of at least twelve (12) months from the commencement date of the Agreement. The incentive provided by this clause 6 is subject to the terms and conditions of Energy Locals Pty Ltd and is only applicable to the first account holder of each residential lot at the property and is not transferable or redeemable for cash or other refund method. If the 3,000 kWh is reached before the 12 months, the hot water and gas daily supply charge promotion will conclude. Any remaining benefit will be forfeited upon moving out. When the promotional period expires, customers will revert to Energy Local Pty Ltd’s standard billing terms and conditions. Eligible Renters will need to comply with Energy Local Pty Ltd’s reasonable requirements to access this offer as may be indicated by Energy Local Pty Ltd from time to time.

7. In addition to clause 6, under the Utilities Promotion, subject always to these terms and conditions, a related entity of the Promoter has arranged for Uniti Internet to provide eligible Renters with:

a. a whole year of free internet for the first connection of a Rental Premises on ‘The 100 Plan’ (as offered by Uniti Internet in accordance with their terms and conditions (see unitiinternet.com/legal)), for Renters who enter into a residential tenancy agreement for the Rental Premises under an Agreement with the Landlord during the Utilities Promotion Period for a period of twelve (12) months from the commencement date of the Agreement. The incentive provided by this clause 7 is subject to the terms and conditions of Uniti Internet (see unitiinternet.com/legal) and is only available for the first connection per apartment and is not valid with any other offer from Uniti Internet. After the eligible Renter’s free 12-month period expires, the service auto-renews at the current monthly market rate of
The 100 Plan unless the Renter cancels prior to renewal (clauses 6 and 7, the ‘Utilities Incentive’).

Moving Assistance Promotion

7. This Moving Assistance Promotion cannot be used in conjunction with the Rent Free Promotion or Utilities Promotion. Under the Moving Assistance Promotion, subject always to these terms and conditions, the Promoter will ensure that Renters who enter into a residential tenancy agreement for the Rental Premises under an Agreement with the Landlord for a term of at least twelve (12) months during the Moving Assistance Promotion Period can claim from the Promoter to have their reasonable moving costs to the Rental Premises reimbursed to the Renter, capped at the maximum aggregate amount of $3,000 (GST inclusive) and subject to the Renter satisfying the Promoter (in the Promoter’s sole and reasonable discretion) that the costs claimed by the Renter are actually and properly incurred and relate only to the Renters move to the Rental Premises (Moving Incentive).

Additional Terms

8. These additional terms apply to these terms and conditions.
9. In respect of the Rent Free Promotion:

a. the term of the Agreement must be for at least 12 months;
b. if, prior to the expiry of the initial 12 month lease term, the Agreement comes to an end for any reason other than the reasons specified below, the Renter will lose any benefit of the Rent Incentive that remains outstanding;
c. the Rent Incentive is only available to Renters for one time use and cannot be re-used in other apartments in the Paramount on Parkes building once the Renter has signed an Agreement;
d. the Rent Incentive cannot be exchanged for cash or transferred to any other person or thing;
e. the benefit of the Rent Incentive is personal to the Renter and cannot be assigned by the Renter in the event that the Agreement is validly assigned by the Renter;
f. the Renter must sign a rental incentive letter (Incentive Letter) to be eligible to receive the Rent Free Promotion at the same time that the Renter signs the Agreement in order to codify the arrangements relevantly set out in the respective parts of these terms and conditions;
g. for all other purposes, the terms of the Agreement (including all other Renter obligations to pay other money) will apply and the Incentive Letter must be disregarded. In particular, when construing any provision in the Agreement varying the rent, regard must only be had to the rent payable as specified in the Agreement;
h. for the avoidance of doubt, the Rent Free Promotion does not affect the Renter’s obligation under the Agreement to pay the bond and 4 weeks’ Rent in advance upon executing the Agreement; and
i. prior to a Renter’s entry into the Incentive Letter, the Promoter may, acting reasonably, cancel, terminate, modify, extend or suspend the Rent Free Promotion at any time without notice;
j. this Rent Free Promotion applies to new residential tenancy agreements entered into between eligible Renters and the Landlord, and does not apply to existing residential tenancy agreement which are transferred to a new tenant during the Rent Free Promotion Period.

10. The promotional offers set out herein are subject to modification, termination, suspension, or amendment at anytime. They cannot be redeemed for cash or transferred or exchanged for any other offer.

11. The Promoter does not take responsibility for any acts or omissions of any third-parties which may provide services to the Renter under these promotional terms and conditions.
